We are proud to be given this opportunity to offer the property of the William Eddy, Estate at public auction.  This home has 2 bedrooms, 1 bath, living room, eat-in kitchen and a full basement; plus a 1 car detached garage with a breezeway porch.    The home is in need of repair and updating, the house is approximately 950 square feet and the lot size is 1.23 acres according to the legal description in public records. 

 

Real EstateTerms:  The property will be offered as-is with no warranty, refunds or exchanges, the bidder shall post a $5000 non-refundable deposit on the property at time of auction.  There are no buyer’s premiums associated with this purchase.  What you bid is what you shall pay, in addition to your own closing fees and your share of the prorated property taxes.  Balance of the final purchase price must be paid to the seller at closing within 30 days from date of the auction.  Property taxes will be prorated between the buyer and the seller at time of closing.  Additional terms may be identified by the auctioneers at time of auction.  All announcements made at time of auction will take precedence over all previous oral or written announcements. All down payments must be by certified check and made payable to the auction company at time of auction.  It shall be the buyers responsibility to determine the suitability, form and function of any property offered at auction and the property will be sold, as-is without any buyer’s contingencies. Property will be made available for inspections, including Lead Based Paint during the inspection period beginning November 30, 2011 and all inspections must be coordinated through the auction company and by appointments only.  Public preview of the property will be on Sunday, December 4,  2 -5 PM.  Bidders may pre register with the auction company during the open house period and one hour before the auction. Certified Checks or a Bank Cashier’s Check Only, NO PERSONAL CHECKS accepted without prior approval from the principal auctioneer prior to the opening for bids.  The estate reserves the right to confirm the final bid.  John McGinnis, Principal Auctioneer, AU19600081, Fran Evola, Broker, Eleanor Blanton, Administratrix.
