Real Estate:  The property will be offered as-is, with no warrantees expressed or implied by the sellers, real estate and or auction companies. The property will be sold to the highest bidder with no reserves.  The successful buyer shall post a $7500.00 non-refundable down payment at the conclusion of the auction.  All down payments shall be in the form of cash, certified check; cashiers check made payable to the Auction Company. A 10% buyer's premium will be added to the highest bid to determine the buyer's final contract purchase price between the buyer and the seller.  Balance of the final purchase price shall be paid to the seller at the real estate closing within 30 days. Possession and deed shall be given at property transfer and closing. Taxes shall be prorated at time of closing. All information believed to be accurate but not warranted.  Property offered at auction is subject to prior sales.
