Real Estate Terms: The property will be sold at absolute auction. There will be a $7500.00 non-refundable down payment made at time of auction. Certified check, cashier’s check or a good local personal check with a bank letter of guaranteed credit addressed to the auction company must be presented to the auction company before the bidding process begins. A 10% buyer’s premium will be added to the high bid to determine the high bidder's final contract purchase price. Balance of the final purchase price must be presented at closing within 30 days from the day of auction. All property taxes will be prorated at time of closing. Any back taxes due will be the responsibility of the estate. The property will be sold as-is with no warranty, refunds or exchanges. It shall be the bidder's responsibility to determine suitability of the property prior to the bidding process. The property will be sold with no contingencies. Lead Based Paint inspection period to begin on November 7. There will be no showings scheduled on this property prior to November 7 and there will be an open house for public viewing on Sunday, November 10, 2-4 PM. All inspections welcome at buyers expense prior to auction, but the property is being sold as-is.
