We are pleased to have this opportunity to offer the property of the Dr. Diana M. Okon, Estate to the public at absolute auction.  This property located at 13215 Covered Bridge Road, Prospect, Kentucky, known as 'Walnut Springs', was Dr. Okon’s home and personal retreat for many years.  The improvements include a country style ranch house with 3 bedrooms and 3 full baths, a kitchen and a large great room, with a wood burning stone fireplace.  There is a private bath and a small office or study off of the foyer & greatroom area.  The home offers approximately 2650 square feet of living space and features a large wraparound porch.  The house has recently had a new roof installed.  The property also features a 6 stall barn with tack/feed room & a full loft.  The barn is plumbed for water, has electric, and is wired to the home security system.  Dr. Okon raised Paso Fino horses and was well known for her love of the animals.  The improvements are surrounded by 7.21 partially wooded acres with 2 spring fed creeks which maintains flowing water nearly year round.  The property is mostly fenced with a four board black plank fencing and may be suitable for another horse operation or potential future development.  Deer & turkey roam the property.  Current utilities include city water, telephone, propane gas, and a private septic tank.

Real Estate Terms: The property will be offered as-is with no warranty, refunds or exchanges, the high bidder shall post a $10,000 non-refundable down payment on the property at time of auction. All down payments must be in certified funds and made payable to McGinnis Auction & Appraisal Service. Certified Checks or a Bank Cashier’s Check Only, NO PERSONAL CHECKS accepted without prior approval from the principal auctioneer. There will be a 10% buyer’s premiums added to the high bid to determine the final contract purchase price.  Balance of the final purchase price must be paid to the estate at closing within 30 days from date of the auction, but no later than 17 December, 2012.  All property taxes will be prorated between the buyer and the estate at time of closing. Additional terms may be announced by the auctioneers prior to the auction. All announcements made at time of auction will take precedence over all previous oral or written announcements.  It shall be the buyers responsibility to determine the suitability, form and function of any property offered at auction and the property will be sold, as-is without any buyer’s contingencies.  Property will be made available for inspections, including Lead Based Paint during the inspection period beginning November 6, 2012 and all inspections must be coordinated through the auction company and by appointments only.  The only public preview of the property will be on Sunday, November, 11, 1 - 4 PM.
