There will be a $10,000 non-refundable down payment made at time of auction. Cash, cashier’s check or a good local personal check, with a bank letter of guaranteed credit addressed to the auction company, must be presented to the auction company before the bidding process begins. Balance of the final purchase price must be presented at closing within 30 days from the day of auction. All property taxes will be prorated at time of closing. Additional terms may be announced at time of auction and all announcements made on day of auction shall take precedence over all previous announcements. The property will be sold as-is with no warranty, refunds or exchanges. The property will be sold at absolute auction. It shall be the bidder's responsibility to determine suitability of the property prior to the bidding process. The property will be sold with no contingencies.
