INSPECTION PERIOD SCHEDULE

Real Estate Buyer’s terms: there will be a $5,000 non-refundable deposit made at time of auction, either in cash, cashier’s check or a good local personal check with a bank letter of guaranteed credit addressed to the auction company must be presented to the auction company before the bidding process begins.  Some properties may require a down payment of $10,000 and will be identified accordingly.  There will be a 10% buyer's premium added to the final bid to determine the final contract purchase price between the buyer and seller.  Balance of the final purchase price must be presented at closing within 30 days from the day of auction. All property taxes will be prorated at time of closing.  The auctioneer reserves the right to make group offerings and package properties together at auction.  Additional terms may be announced at time of auction and all announcements made on day of auction shall take precedence over all previous announcements.  The property will be sold as-is with no warranty, refunds or exchanges.  The property will be sold subject to the seller's confirmation.  It shall be the bidder's responsibility to determine suitability of the property prior to the bidding process.  All properties will be sold as-is with no buyer's contingencies.  Lead Based Paint inspection period to begin August 4.  All inspections welcome at buyer's expense.  Agent participation is welcome and all agents representing buyers must notify the auction company NLT 48 hours prior to the scheduled auction.   Appointments must be made through the appointment coordinator assigned to each property.  Announcements made at time of auction shall take precedence over all previous announcements oral or written.  All information provided is believed to be accurate but not guaranteed; it will be the responsibility of the potential buyer to investigate all issues relating to the property prior to the auction.
