We are proud to have this opportunity to offer the real estate and personal property of Mr. Elvin “Al” Knauer to the public at absolute auction.  Real estate includes a 1 & ½ story home measuring approximately 1200 sq ft offers 2 bedrooms, a great room with dining area, kitchen and a full bath on the main level, plus a 1 car attached garage.  The second level was utilized as an additional bedroom, and there is a full basement with laundry.  The home is sitting on a large lot measuring approximately 100X218 feet.  There are 2 out buildings and a single car carport.  The property is in Clark County, and is on Sellersburg water, and the Oak Park sewer system. 

 

Mr. Knauer retired from International Harvester and over the years he hand raised Parakeets and Fancy Modena Pigeons; he was well noted for his young birds and was a member of the National Modena Club and the National Pigeon Association for many years.  We will be offering several plaques, awards, publications, catalogs and show directories of the National Modena Association many dating back to the 1950’s.  Please check our website for additional information on items scheduled for this auction.    

 

Personal property includes a bedroom suit, dresser, chest of drawers, and a double bed.  Living room sofa, 2 recliners, book case, TV stand, love seat, sewing machine, several books related to raising pigeons, bird raising equipment, old merchant scales, old tools, extension cords, garage items, breakfast table & chairs, and much more.  All items will be sold as-is with no warranty, no refunds & no exchanges.  Cash, Visa & MasterCard only, no personal checks will be accepted on the purchase of the personal items.  We will update the listing as we are still unpacking and many items are to be uncovered. 

 Real Estate Buyer’s terms: there will be a $5,000 non-refundable deposit made at time of auction, cash, cashier’s check or a good local personal check with a bank letter of guaranteed credit addressed to the auction company must be presented to the auction company before the bidding process begins.  Balance of the final purchase price must be presented at closing within 30 days from the day of auction. All property taxes will be prorated at time of closing.  Additional terms may be announced at time of auction and all announcements made on day of auction shall take precedence over all previous announcements.  The property will be sold as-is with no warranty, refunds or exchanges.  The property will be sold at absolute auction.  It shall be the bidder's responsibility to determine suitability of the property prior to the bidding process.  The property will be sold with no contingencies.  All inspections including Lead Based Paint inspection period to begin May 26.  Real estate only will be available for inspections or preview beginning May 26 and by appointment only, there is no preview of the personal property until the day of auction.   Watch this website for details.  For additional information or to schedule a real estate inspection appointment during the scheduling period please call: John McGinnis, Auctioneer at 502-458-4815, 812-282-7253.  Mr. Elvin Knauer, Owner/Seller.
