Real Estate Buyer’s terms: there will be a $5,000 non-refundable deposit made at time of auction, cash, cashier’s check or a personal check with a bank letter of guaranteed credit must be presented to the auction company before the bidding process begins.  Balance of the final purchase price must be presented at closing within 30 days from the day of auction. There will be a 10 % buyer’s premium added to the highest bid to determine the final contract purchase price between the buyer and the seller.  All property taxes will be prorated at time of closing.  Licensed real estate agents are welcome to bring potential buyers to the auction, all agents must register their buyer with the auction company 48 hours prior to the auction to receive compensation.  Agents making self representation or agents representing other licensed agents are not eligible for compensation.  Additional terms may be announced at time of auction and all announcements made on day of auction shall take precedence over all previous announcements.  This property will be sold subject to the confirmation of the estate or final court approval.  The property will be sold as-is with no warranty, refunds or exchanges.  It shall be the bidder's responsibility to determine suitability of the property prior to the bidding process.  Lead Based Paint inspection period to begin May 24, 2007.
