The property is being offered to settle the estate of James Edward Logsdon, Maribeth Oliver, Executrix.  The successful buyer shall post a $5,000 non-refundable down payment at time of auction; cash, cashier’s check or a personal check with a bank letter of guaranteed credit must be presented to the auction company before the bidding process begins.  Balance of the final purchase price must be presented to the estate at time of closing and the closing must occur on or before December 29, 2006.  All property taxes will be prorated at time of closing.  Additional terms may be announced at time of auction and all announcements made on day of auction shall take precedence over all previous announcements.  This property will be sold as-is with no warranty, refunds or exchanges.  It shall be the bidder's responsibility to determine suitability of the property prior to the bidding process.  Lead Based Paint inspection period to begin November 23, 2006 and all inspections must be coordinated through the auction company.
