This 1 - 2 bedroom shotgun house will be offered at public auction on Sunday, October 15, 2006 at 3:00 PM.  This house was part of an estate and needs to be sold to settle the estate, the executors has agreed to offer it at public auction and ask all potential buyers to come prepared to buy.  The house is in need of some repairs but it was rented up until August of this year.  The property has a garage on the rear alley which is suitable for storage.

Buyer’s terms: there will be a $5000 non-refundable deposit made at time of auction, cash, cashier’s check or a bank letter of guaranteed credit must be presented to the auction company before the bidding process begins.  Balance of the final purchase price must be presented at closing within 30 days from the day of auction. There will be a 10 % buyer’s premium added to the highest bid to determine the final contract purchase price between the buyer and the seller.  All property taxes will be prorated at time of closing.  Additional terms may be announced at time of auction and all announcements made on day of auction shall take precedence over all previous announcements.  This property will be sold as-is with no warranty, refunds or exchanges.  It shall be the bidder's responsibility to determine suitability of the property prior to the bidding process.  Lead Based Paint inspection period to begin October 5, 2006.
